Divinehome believes that a strong marketing campaign is essential to the overall goal of attracting the best purchasers. A good "Presentation" helps to sell homes; therefore, we would like present your home at its best to the client.
You too can help improve the sale ability of your home by adopting some of our easy tips:
- First Impressions are lasting ones.
- A clean and tidy exterior and interior is important in helping sell a house.
- An inviting exterior ensures inspection of the interior
Present your home at its best to achieve a top selling price.
- You should keep the lawns trimmed, gardens neat, paths and driveways in good shape.
- Dirty or peeling paintwork is not an incentive for the purchaser.
- Stained carpets/ Portuguese cobble stone "calçada", signs of mildew on the walls or ceiling, a leaking roof or faulty light and TV sockets/switches are all facts that make a property unattractive and could reduce the sale ability of your home.
Positive Actions that can be taken by you during the client visit:
- In winter a log burning in the fireplace (where applicable) or even just a nice warm home is cosy and inviting. This may well swing the sale/buy decision.
- Welcome prospective buyers with a well lit home. During the day, keep drapes and blinds open and in the evening hours be sure the porch and all relevant interior lighting is on to create an intimate ambiance.
- Mellow music in the background is soothing and pleasant (loud radios and televisions are irritating and a turnoff, in fact prevents good communication)
- Dogs, especially the large breeds, should be locked (keep them out of the way and preferably out of the house).
- Where and when possible your kids should be out of the house while your property is being presented to prospective buyers.
- If you stay in the background or even leave the house this may allow the potential buyer be more comfortable, ask questions etc., thus allowing us some immediate feedback on the property.
